Landlord Safety Certificates
A landlord safety certificate takes the form of a written report known as an Electrical Installation Condition Report (EICR). This report details the findings of electrical inspections, including any installations which don’t meet regulations, installations that have wear and tear, and any appliances that are susceptible to high temperatures and electric shocks.
The Electrical Safety Standards of the Private Rented Sector require all landlords to ensure that all electrical installations in their properties are safe. All landlords must arrange for electrical equipment to be inspected and tested before any tenancy begins, and each installation must be tested and inspected every five years. Landlords found to be in breach of the rules could be fined up to £30,000 for each breach – you could even be fined multiple times.
