Electrical Safety Inspections
All electrical installations should be inspected periodically to ensure they’re safe. The intervals for these inspections change depending on the type of property. Inspections should occur:
- Every 10 years for an owner-occupied property
- Every 5 years for a rented property

Electrical Installation Condition Reports

Once inspections have been completed, you’ll be issued with an Electrical Installation Condition Report (EICR) for your records.
An EICR includes a visual inspection of the electrical installation and tests on the electrical circuits. The results of the EICR are used to identify any electrical hazards and to make recommendations for remedial action. If you are a landlord, you must ensure that an EICR is carried out on your property every five years.
What's Included in an EICR?
An electrical inspection condition report includes a number of different electrical safety features. The first is a visual inspection of all electrical outlets, switches, and fixtures. The second is a check of the electrical system’s ground wire to ensure that it is properly connected. The third is a test of the electrical system’s GFCI outlets to ensure that they are working properly. Finally, the electrical inspector will test the electrical system’s smoke detectors to ensure that they are functioning correctly.
